A CLEAR START MAKES THE DIFFERENCE

A successful refurbishment starts
before the first quotation.

When contractors price different assumptions, it is difficult to know what you are really buying. A clear, detailed scope gives everyone the same starting point.

I work with you to define the refurbishment, document what is included and put the work out to tender. You can compare offers on a like-for-like basis, understand the differences and make an informed choice.

Once work begins, that preparation becomes the basis for managing progress, costs and changes.

FROM FIRST IDEAS TO FINAL HANDOVER

One considered process.
Three clear stages.

Appoint me for the initial scope and tender stage, then agree ongoing management to suit your project.

01

Define the work

A practical brief and a detailed scope that turn your ideas into something contractors can price.

  • Discuss priorities, budget and intended finish
  • Visit the property and review the proposed work
  • Prepare a room-by-room, trade-by-trade scope
  • Define materials, finishes, inclusions and exclusions
  • Identify drawings and specialist input required

Your starting point: a clear scope of works.

02

Tender with clarity

A structured process to help you select the right contractor with a clear understanding of their offer.

  • Invite suitable contractors to price the same scope
  • Coordinate site visits and tender questions
  • Compare prices, proposed timings and terms
  • Clarify omissions, allowances and qualifications
  • Present findings and an appointment recommendation

Your decision: an informed contractor appointment.

03

Manage the delivery

Consistent coordination and straightforward reporting throughout the refurbishment.

  • Coordinate the programme, trades and suppliers
  • Monitor progress and visible workmanship
  • Track costs and record proposed variations
  • Provide regular photographic progress reports
  • Coordinate snagging, handover and follow-up

Your visibility: progress, costs and decisions in view.

YOUR POINT OF CONTACT

John Richfield

Practical construction knowledge.
A careful eye for interiors.
Experience managing the whole picture.

My background spans 30 years in cabinet and furniture making, bespoke joinery, refurbishment and construction management, including running my own businesses and delivering projects in the UK and overseas.

I understand both the detail of the finished room and the coordination needed to get there: the trades, materials, timings and decisions that keep a project moving.

I bring that experience to your refurbishment, from defining exactly what is required to coordinating the work and its finishing details. Clear scopes, transparent tendering and regular communication underpin every stage.

HOW WE WOULD WORK TOGETHER

Clear responsibilities.
No guesswork.

You remain in control

You select the contractor and approve changes to the agreed scope and budget. My role is to give you the information and recommendations to make those decisions.

Fees agreed before each stage

The scope and tender stage is quoted as a defined piece of work. Ongoing management is agreed separately, based on the programme, visits and coordination required.

Updates you can act on

Reports cover what has happened, what is next, any concerns and the decisions needed from you. Visit and reporting frequency are agreed at the outset.

A FEW USEFUL DETAILS

Before you begin.

When should I bring you in?

Ideally before asking builders for prices. Defining the work first creates a consistent tender package and helps reduce ambiguity later. If you already have quotations, the starting point is to review them alongside your brief.

Can I appoint you just for the scope and tender?

Yes. The preparation and tender process can be a separate appointment. Ongoing project management can then be agreed once the contractor and programme are established.

Do I need to be at the property throughout the work?

You do not need to attend every site visit. Whether you live at the property, nearby or further away, the level of support is agreed around your needs. Site visits, photographic reporting and scheduled calls keep you involved in the decisions that matter.

Will you undertake the building work?

This service is an independent client-side management appointment. Building work is undertaken by appointed contractors, with specialist design and certification provided by the relevant professionals.

What should I have ready for our first conversation?

The property location, any photographs or plans, an outline of the changes you want to make, and your intended budget and timescale. You do not need a finished specification—that is something I can help you develop.

LET'S DISCUSS YOUR PROJECT

starts here.

Tell me a little about your property and what you have in mind. I'll get in touch to discuss the work and the support you need.

You do not need a finished brief or drawings to start a conversation.
